This paper has fully identified and scientifically analyzed the Taihua project, and then will evaluate the main risks in the project. In order to ensure the effectiveness of the preventive measures taken in the later stage of the project, the establishment of the project risk evaluation index system must be true and reasonable. The construction principles are as follows:
The construction of project risk evaluation index system includes the selection and evaluation of indicators. The so-called scientific principle is that in Taihua project, the selection of evaluation indicators should be reasonable and timely, and the evaluation indicators that have important impact value on the project and the future trend of the project should be selected; the evaluation methods should be objective and scientific, the technology and means used in the evaluation should be advanced and feasible; the evaluation process should be fair and transparent; and the evaluation results should be true and reliable.
The practicability of the construction of project risk evaluation index system lies in providing relevant reference basis for specific project managers to make risk prevention decisions. Therefore, the selection of evaluation indexes must be in-depth combined with the relevant data and actual situation of the project, remove irrelevant indexes, and receive key indexes, so as to ensure that the construction of index system can really provide basis for project risk prevention. 。
The application of the project risk evaluation index system depends on the practicability of the system construction and the ease of operation in use. An operational or even purely theoretical evaluation system will not play any role in the evaluation of the project risk index. Especially the expert scoring method used in this paper is a test of the applicability of the project risk evaluation index system. If the evaluation system is not suitable for application, it is impossible to scientifically and reasonably use the expert scoring method for scoring evaluation.
Adaptability refers to the use of the evaluation system to ensure that it can adapt to the entire real estate project management, especially risk management. The results of risk assessment by using this evaluation system should not only fully show the existing risk problems at the present stage of the project, but also anticipate the effect of risk prevention and management in the whole project design, construction preparation, construction and completion and acceptance stage.
This paper focuses on the construction of project risk evaluation index system including target level, criterion level and indicator level according to the analytical steps of AHP, as shown in Table 5-1:
